
NT News has taken a squiz at the offerings in the Darwin property market and found the most expensive blocks of land for sale by price per square metre.
Coming in at number one was a subdivided 507.87sq m plot at Lot 2, 330 Casuarina Drive, Rapid Creek, on the market for $900,000.
That works out to be $1772 per square metre.
The land is across the road from the ocean and has views of Casuarina Beach and the coastal reserve.

The next most expensive block was 48 Cullen Bay Cres, Cullen Bay, listed for $1.55 million.
At 932sq m, this lot works out to be $1663 per square metre.
The lot is divided across land (700sq m) and water (232sq m) and sits in the sought after Cullen Bay Marina.
The block is fully fenced with electric gate and has a 15m pontoon with water and power connected.
In third place was 6 Bayview Blvd, Bayview, for sale for $800,000.
At 608sq m, that’s $1315 per square metre.
The lot has city and water views and is one the last vacant blocks remaining on this prestigious street.

Seth Chin, director of Chin Property Group and selling agent of 48 Cullen Bay Cres, said the high cost of these infill blocks in Darwin’s prestige suburbs all came down to supply and demand.
“Supply is very limited (in these established suburbs) and there is still high demand even with build costs where they are,” he said.
“If you look at Cullen Bay, for example, there is a finite number of blocks available and unlike other areas, there won’t be any subdivisions of those blocks because of its waterfrontage edge and body corporate.
“There are no other locations in Australia where you have that all-tide marina access that allows to finish work at 4.30pm and be on the harbour by 5.05pm.
“So demand for land in locations like Cullen Bay will always be high.”

Mr Chin said buyers purchasing these types of lots were often chasing the ability to create a custom home.
“When you’re looking at this high end range of the market, buyers do want to build something specific,” he said.
“They’re looking to build their dream home and they want it in their dream location.”
In comparison to the sky high costs of the city infill blocks, land selling in new estates in the Darwin area can be found for as little at $400 per square metre on average.
In the August Herron Todd White Month in Review, Darwin valuer Megan Cornish said there were three master planned communities selling land in the region.
Lots ranged from $400-$500 per square metres in Zuccoli, $500-$550 per square metre in Northcrest estate in Berrimah and $650-$750 per square metre in Lee Point estate.
